First impressions begin before someone walks through the front door. From the landscaping and building exterior to the lighting, cleanliness, and overall appearance, every detail tells a story. A well-maintained community helps residents, families, and visitors feel welcomed, comfortable, and confident in their surroundings.
As Plant Operations Director at The Gardens at Arkanshire, I believe first impressions should make prospective residents feel as though they have found a home away from home. From the moment someone arrives, I want them to experience a sense of comfort, safety, and belonging.
Clean surroundings, friendly team members, and a welcoming atmosphere all contribute to that feeling. When our community looks and feels cared for, it helps residents and visitors feel more at home.

For me, being truly tour-ready means having everything in its proper place and creating an inviting environment for anyone walking through our front doors.
That standard starts with cleanliness and organization. Common areas should look neat, floors should be clean, and our surroundings should reflect the care we put into maintaining the community.
Walls, trim, doors, and painted surfaces also require regular attention. Everyday activity naturally creates scuffs, scratches, and other signs of wear.
When time allows, our maintenance team works through the building to complete paint touch-ups and spot-clean floors as needed.
These smaller improvements help maintain a clean, comfortable appearance and prevent minor concerns from becoming more noticeable.
Landscaping is another important part of making our community feel welcoming. Attractive grounds help create a positive impression before someone enters the building.
At The Gardens at Arkanshire, we conduct walkthroughs with our landscaping provider every two weeks to evaluate the condition of the property.
During these visits, we identify areas that may need trimming, refreshing, replacing, or other improvements. When additional work is needed, we gather quotes and submit them for approval.
This process helps us plan landscaping improvements while considering available resources and priorities.
Lighting also plays a major role in our community’s appearance and safety. Proper lighting makes outdoor spaces feel welcoming while helping residents, visitors, and team members navigate the property after dark.
We complete monthly nighttime walkthroughs to evaluate lighting conditions and identify areas that may need attention.
These inspections help us determine whether existing lights need replacement or whether additional lighting improvements should be considered.
For larger projects, we use the capital expenditure (CAPEX) program to pursue upgrades to parking lot lighting, walkway poles, and building or carport lighting.
By evaluating lighting regularly and planning larger improvements when necessary, we can continue supporting both safety and curb appeal.
One of our most meaningful First Impressions successes at The Gardens at Arkanshire has been creating a resident Garden Club.
The idea was to give residents an opportunity to share their interests and contribute ideas for improving the community.
Our Garden Club brings together residents who enjoy being involved and want to help make our surroundings even more welcoming.
Through their participation, residents can offer suggestions that contribute to the appearance and overall experience of the community, both inside and outdoors.
I believe this involvement adds something special to our First Impressions efforts. Rather than making every improvement decision solely from a maintenance perspective, we also hear from the people who call The Gardens at Arkanshire home.
Residents know which spaces they enjoy, what makes them feel comfortable, and where they see opportunities for improvement. Their ideas bring a valuable perspective to our planning.
Creating a Garden Club is also something other Plant Operations Directors can consider for their communities.
Start by inviting residents who have an interest in gardening, landscaping, or improving shared spaces. Encourage them to share ideas and discuss which improvements may be practical.
From there, Plant Operations can help evaluate suggestions, coordinate with landscaping providers, and determine what resources or approvals may be needed.
Even simple conversations can help residents feel more involved in shaping their surroundings.
For me, first impressions are about more than maintaining a beautiful property. They are about creating a place where people feel comfortable, welcomed, and connected.
Our Garden Club is a reminder that residents can play an important role in making their community feel like home.
By maintaining our surroundings and welcoming their ideas, we help ensure The Gardens at Arkanshire remains a place residents are proud to call home.
